Plan for roughly half day to multiple days, depending on size. We arrive on time, perform a methodical walk-through of every accessible system in scope, document findings with photos, and finish with a verbal summary of the most important issues. You're welcome — and encouraged — to attend so we can answer questions in real time.

Your digital report is delivered within 24 hours of inspection completion. It's a photo-rich PDF you can open on any device, share with your agent or lender, and use as a punch list for negotiation or repairs. We're available for a follow-up call to walk through any finding you'd like clarified.

Confirmed access to the property (lockbox code, agent meet-up, or seller approval) and any prior inspection reports or builder documentation if available. For occupied homes, ask that pets be secured and access to the attic, electrical panel, and water heater is clear. Payment is collected at the time of inspection.
